While there are still a few brand new homes available in Santa Clarita (call me for details, 661-714-0510) over the next fifteen years there will be a variety of additional villages being added to the existing communities.  These new villages will be situated in two distinct master planned communities of Valencia and Newhall Ranch.  While the majority of these new homes will be built by Lennar, there will be some guest builders.

VALENCIA VILLAGES

River Village:  One of the final villages in Valencia's master plan, originally known as Riverpark, located east of Bouquet Canyon Road and North of the Santa Clara River, 400 of the 700 acres will remain natural, with a 30-acre oak woodlands.  Models are currently scheduled to open in January 2007 with homes projected to be available in the second and third quarters.  Square footages and prices are not as yet available.  There will be ample space for recreation including access to San Francisquito Trail.

West Creek Village:  This village of 966 acres sits above the San Francisquito Canyon Creek, and consists of a unique terrain that is bisected by Copper Hill Drive into two distinct sections, West Creek and West Hills.  West Creek, currently home to Rio Norte High School has an expansive setting and will offer a diverse selection of Single Family Homes, Townhomes and Apartment Homes, an exciting retail center, community park and recreation area.  West Hills, with its rolling hills and valleys will feature a 17-acre park, trails and a paseo system linking it to West Creek, offering a variety of traditional Single Family Homes in a gated hillside environment.

NEWHALL RANCH VILLAGES

Adjacent to Valencia, just west of the I5 is the upcoming planned community of Newhall Ranch dedicated to protecting endangered species, river and wildlife habitats while conserving water!  With 12,000 acres there will be over 20,885 homes, 7 schools and 12 square miles of preserved open space.  There will be four distinct villages:

Landmark Village: This will be the first community built, with 1400 homes and has already been approved.  With traditional characteristics such as a town square, homes with porches and retail services designed with a small town feel.  Just a short walk away will be community parks and trails along the Santa Clara River.  Scheduled for release in 2008.

Mission Village:  Being finalized with the approval process beginning soon, this mountain community of mixed use offering 5300 homes, mostly muti residential and some estate homes with hillside and river views as well as bookstores, boutiques, restaurants, etc.

Homestead Village:  Planning is well underway for this high country community of rich open space, offering good sized homes with large yards and some opportunity for first time buyers.  Scheduled for release in 2011!

Potrero Village:  Anticipated as a place to escape from urban sprawl it will host a 4200 acre natural area with a visitor center and miles of hiking trails and a golf course.  Scheduled for arrival in 2020.

The first models are scheduled to become available in January 2007.  It's not too soon to begin to familiarize yourself with the process which in today's new home marketplace can be a bit overwhelming!  Let us quide you expertly!
